Terms of Service

These Terms of Service ("Terms") constitute a legally binding agreement between you ("Host") and Kingpin Global Businesses LLP ("Ospito," "we," "us"). By creating an account or signing the service agreement, you agree to these Terms in full.

Ospito provides software and AI tools to run your short-term rental, including:

• Listing management and calendar sync with Airbnb, VRBO, and other platforms
• AI-powered 24/7 guest communication
• Cleaning and turnover coordination
• Pricing suggestions based on local events, holidays and your occupancy
• Monthly owner statements (not accounting or tax advice)
• Optional guest screening hints

Ospito charges a subscription fee for Ospito Boost of €99 per month per property. Ospito charges no commission and no per-booking fees. This fee covers all services listed above.

As a Host, you agree to:

• Provide accurate property information and access credentials
• Maintain property insurance adequate for short-term rental use
• Obtain any required STR permits or licenses in your jurisdiction
• Ensure the property is in safe, habitable condition
• Comply with all HOA rules, lease terms, and local regulations

Your Ospito Boost subscription is billed monthly through Stripe. Ospito does not handle your guests' payments: Airbnb, VRBO and other channels pay you directly.

The agreement begins when you create your account and continues month-to-month. Either party may terminate with 30 days written notice. Ospito may terminate immediately for material breach, fraudulent activity, or property safety violations.

Ospito's liability is limited to fees paid in the preceding 3 months. Ospito is not liable for: platform cancellations, force majeure events, property damage beyond platform protections, or acts of guests.

Ospito will assist in filing platform protection claims (Airbnb AirCover, VRBO Property Damage Protection) for documented damage. Hosts are responsible for maintaining appropriate homeowner's or landlord insurance.

Your data is governed by our Privacy Policy. We do not sell your personal information to third parties.

These Terms are governed by the laws of the State of Texas. Disputes shall be resolved by binding arbitration in Austin, Texas.
