What does the €99/month per property cover?
The €99/month per property covers the Ospito platform — Homie AI, your host app, guest portal and guidebook, cleaning scheduling, pricing suggestions, and monthly owner statements. It is your Ospito Boost subscription: we charge no commission and no booking fees.
What's not included?
Your cleaners are paid by you directly — Ospito only schedules the jobs. Airbnb, VRBO and other channels charge their own fees, which are separate from your Ospito subscription. Everything else on this page is included.
Can I cancel anytime?
Yes. No contracts, no lock-in. Cancel anytime. Your listings stay on your own Airbnb and VRBO accounts, so they are always yours.
What makes Homie different from other AI chatbots?
Homie is set up with your specific property — your WiFi details, house rules, local recommendations, and quirks of your appliances. Other AI tools are generic. Homie answers only from what you have told it, hands anything that needs a decision (a refund, an early check-in, a legal question) to you, passes on questions it cannot answer (such as a restaurant tip you have not given it) to you, and politely declines questions that have nothing to do with the stay.
Do you work with properties outside Portugal and Spain?
Ospito is for vacation-rental hosts around the world, and we are starting in Portugal and Spain. Homie writes its answers in the guest’s language. Its fixed safety sentences are in English, Portuguese, Spanish, French, German and Italian for now. We’re adding cities and countries over time — join the waitlist for yours.
